88 Beaconsfield Parade is an inner-city foreshore residential development incorporating 27 luxury apartments over 5 levels with a single corner retail space at the ground floor level and two levels of basement car parking.

The magnificence of the beachfront location and the heritage character of the neighbouring Victorian terraces demanded a design that exhibits a high level of architectural merit. At a glance the proposed apartment building presents itself as a series of vertical terraces, echoing and reinstating in a modern interpretation the strong architectural rhythm established in other parts of Beaconsfield Parade. The asymmetrical form emphasizes the public use on the ground floor and acknowledges the predominantly commercial character of the streetscape opposite.
